Homes do not sell for an exact price…they sell in a RANGE! Your home must be meticulously prepared and marketed correctly so that potential buyers see tremendous value and are willing to pay more for your home. This is not step to be overlooked or taken lightly and, in our opinion, most sellers and their agents do not devote enough time, energy and effort to this critical step. It is important to understand that the way you live in a house is not the way you sell a house!
We want potential buyers to be able to see themselves in your home, which means we need to make your home as neutral as possible. The more we can create the feel of a ‘model home’ the more your home will sell for. Buyers will respond to the fantasy of a perfect life in a perfect home where everything is neat, clean and orderly. This means we need soothing colors and without any clutter or visual distractions. We know that a home that is as ‘turnkey’ is the most desirable to today’s buyer and sells for the highest price. Creating this perception of value in the minds of potential buyers is the critical first step and will determine how the home should be marketed and priced.
