I am always surprised that many sellers do not interview several agents before deciding to list and sell their homes. They either pick a person they know, the supposed ‘neighborhood expert’, a friend or relative, or worse…an agent who offers them a discounted commission! Picking the right agent to sell you home is not a process that should be taken lightly because it will be the single most important variable that will determine the ultimate sale price of your home. There are a few things that you will need to understand:
All agents are not the same
All agents do not do the same things
All agents do not produce the same results
As home values have increased dramatically over the last 20 years so has the business of residential real estate sales. The rapid advancement of technology has revolutionized the way we approach the home selling and buying process. I can remember, as a child driving, around in the back seat of our Realtors’ Cadillac for several weeks as my parents searched for a home to buy. Those days are long gone as buyers now ‘flip’ through hundreds of listings on their smart phones or tablets and make decisions in mere seconds based on what they see.
It is important to choose an agent that thoroughly understands what their job is in today’s fast paced marketplace. The consequences for sellers have never been higher than they are today with prices at an all time high. As listing agents, we really have two jobs: 1) Sell and market your property to other Agents 2) Sell and market your property to potential buyers. These are two very different businesses that require a very different, methodical approach.
Make a plan to interview several agents in your quest to find the best fit. Make sure that one of these choices is familiar with the area, but may not be the local neighborhood expert. You may find that a fresh perspective is needed to get the result you are looking for. Ask to see their plan for selling you home; a good candidate should be able to show you their plan for the entire home selling process including property preparation, marketing and closing. Look for someone who has a carefully laid out plan and has given thoughtful attention to every detail. And finally, don’t fall for the trap of choosing an agent solely because they agree to discount their commission. Remember… if they are willing to give up their own money to make a deal happen, what do you think they are going to do when it comes time to negotiate with your money!
